Wesley Chapel Real Estate Statistics from 2002-2009

This is the third in a series of historical real estate prices in the Tampa Bay area.  In this post we look at Wesley Chapel real estate prices over the last eight years, broken down by community.  In the last issue, Pasco Real Estate Stats, we looked at homes prices by city in Pasco County.

Based on the numbers below, Seven Oaks is the top selling community in Wesley Chapel with the highest average sale price at $269,779, followed by Saddlebrook Resort, Country Walk, and Lexington Oaks.


This second chart below shows the number of homes sold in Wesley Chapel between 2002 and 2009.

The Wesley Chapel Retail Scene

The residents of Wesley Chapel are excited to hear about the upcoming retail centers that are currently underway. Besides a few boutique shops and a couple of big name regulars, like Super Target and Sam’s, Wesley Chapel is long overdue for some real shopping. Has their wish been granted? I’d say so; three major shopping centers are in the works.

The Grove, the first pinnacle destination, has already opened North of County Road 54. This outdoor mall includes the necessities such as, Best Buy, Dicks Sporting Goods, and Toys R’ Us. Most importantly, The Grove will soon house the first 16-screen movie theater in Wesley Chapel.

Wesley Chapel Park Now Open

I took a drive up to the new Wesley Chapel District Park last week and the facility looks fantastic. It’s enormous; the park encompasses 143 acres and cost over $20 million to build. There are multiple soccer fields, football fields, baseball diamonds, basketball courts, tennis courts, picnic areas, wide open spaces and this is only Phase 1! Phase 2, when complete will include a swimming pool, meeting rooms, and gymnasium.     Wesley Chapel District Park Wesley Chapel Park Tennis Courts Wesley Chapel Parl Football Fields Wesley Chapel Park Basketball Courts Wesley Chapel Picnic Areas

July 2007 Wesley Chapel Real Estate

While there continue to be some bright spots in some of the other Tampa markets, see New Tampa July 2007. Wesley Chapel seems to be taking a little longer to show signs of recovery. July 2007 was down on just about all points; the one positive continues to be inventory. Home inventory remained flat; there are currently 1,071 Wesley Chapel homes for sale, compared to 1,071 in June.   The lowest priced home sold in July was a mobile home located in Timber Lake Estates, while the highest priced home was sold in Seven Oaks.

June 2007 Wesley Chapel Real Estate Report

I’ve fallen a little behind on my Wesley Chapel Real Estate Reports. It looks like the last report I did was back in March. There has been some good news for the Tampa Bay area since March, including our rating as the number one city for retirees by Kiplingers.com and our rating by Forbes Magazine as the #1 buyers market. The Forbes article shed light on the fact that although home inventory remains high, Tampa Bay could be poised for a healthy recovery as result of favorable economic conditions, including strong job growth.

Wesley Chapel Real Estate Stats for March 2007

March 2007 sales in the Wesley Chapel real market were ahead of February 2007 sales, which was not the trend for the same two month period last year.  So although March 2007 shows a decline in sales compared to March 2006, there is a positive month-to-month trend.

There are currently 1,120 Wesley Chapel homes for sale.

Wesley Chapel Homes Sales for February 2007

Wesley Chapel homes sales remained steady in February 2007, up 1.1% over February 2006.  Homes prices declined by 4.4% compared to last year and inventory remained even with 1,100 active Wesley Chapel listings, compared to 1,089 active listing on February 22, 2007. New 8,000 Home Wesley Chapel Florida Community

Despite what you hear in the news these days, home builders still have confidence in the long terms prospects for Tampa Bay real estate market. Pulte Homes broke ground today on their new Wesley Chapel community, Wiregrass. The community which runs along the east side of Bruce B. Downs Blvd, between State Road 56 and State Road 54, will eventually be home to close to 35,000 residents and be spread across 5,000 acres.   Pulte Homes came to our sales meeting last month and gave us a great overview of what they have planned for this community. Pulte’s DiVosta division is building the first set of homes in this new community. There will be a mix of single family homes, villas, and townhomes throughout the community.
