New Tampa Real Estate Stats from 2002-2009

The charts below show New Tampa home sales from 2002 through 2009.  The first chart tracks the average home price by community and the second chart shows the number of homes sold.

When reviewing the numbers it's important to keep in mind that each community has it's own unique make-up. For example, in Pebble Creek which is one of the older communities in New Tampa, many of the homes were built before 3,000+ square feet homes became popular. 

Additionally if you look at Richmond Place, you'll notice the average price of a home dropped sharply in 2009 to $89,125.  This was due to a large percentage of distressed condo sales in the Enclave complex.  In fact out of the 43 sales in Richmond Place in 2009, 32 were condos (compared to 3 condo sales in 2008)…

Altered Plans for New Tampa's K-Bar Ranch

K-Bar Ranch, a massive master-planned community off of Morris Bridge Road in New Tampa has been subject to some significant development changes. Mobley Homes, K-Bar’s main developer has decided to cancel plans for a large mixed-use town center that would’ve included 500 residential units.    Because of the location of K-Bar, Mobley feels that a smaller, more practical 200,000 square foot commercial and light office space would be more beneficial. Had Mobley gone through with the original town center plan, the developer would’ve had to build new roads connecting residents to the area.     Now, with the commercial space planned for the intersection of Kinnan Street and Oak Preserve Blvd, at the back entrance to Live Oak Preserve, K-Bar…

There is an exciting new real estate development underway in New Tampa: Easton Park, off of Morris Bridge Road is the area's newest venture. Builders Mobley Homes and M/I Homes are offering great closing cost incentives and refinancing options to new home buyers.   Mobley has even introduced a new model, the Briarwood, which houses over 3,300 sq ft and is starting at $285,900! You won't find many homes in New Tampa for under $100/sq ft! EastonPark is a master-planned community with over 500 home sites, with close to 100 complete.    The community pool and cabana will be completed by this spring, and the development is certainly making its mark in New Tampa already. A Toll Booth on Bruce B. Downs?

Even the other commissioners laughed when Hillsborough County Commissioner Ken Hagan proposed setting up a tollbooth on Bruce B. Downs Boulevard. There’s a good reason for that – the idea is pretty laughable. Hagan made the proposal last week after Pasco County officially refused to help pay for the costs of improving the BBD. Pasco’s reason – they’re not sure if it’s legal for them to spend Pasco Co. impact funds on improvements in Hillsborough County.     Which gives the two counties something in common, because Hillsborough County isn’t sure if it’s legal to put up a toll booth and collect tolls on BBD. July 2007 New Tampa Real Estate Report

The New Tampa real estate market continues to show some modest signs of improvement. Although I’m not sure I can say we’ve turned the corner, home inventory is down again with 943 homes for sale in June, compared to 913 in July. The Wall Street Journal showed Tampa as one of only four metro areas with declining home inventory in July.   Hunter’s Green had both the lowest priced and highest priced homes in July. A Highland’s condo with 1 bedroom, 1 bath sold for $95,000, while the highest priced home, which was located on the golf course, had 5 bedrooms, 6 ½ baths, and a 4 car garage.

June 2007 New Tampa Real Estate Report

Although there was a 22% drop in sales from June 2007, compared to June 2006, the New Tampa real estate market has been trending positively over the last couple months. Compared to May 2007, June sales are up almost 46% and May sales were up over 15% compared to April sales. Let’s hope the pattern continues through the remainder of the year.

The lowest priced home sold in June was a 2 bedroom, 2 bath Condo with 1,222 sq.ft. located in Hunter’s Green. The highest priced home sold in June was also located in Hunter’s Green and I was a 5 bedroom, 4 bath home with over 4,600 sq.ft.

There are currently 943 New Tampa homes for sale, which down from 1,001 on June 8th.

Arbor Greene Home Sales for February 2007

The good news in Arbor Greene is that the construction along Cross Creek Blvd. is just about complete and our traffic signal is close to being turned on.

There were four home sales in Arbor Greene in February with an average sales price of $349,514 and a median price $337,778.

There are currently 70 active listing in Arbor Greene.

Construction Begins on I-75 / Bruce B. Downs Flyover

If you driven by the I-75 on-ramps at Bruce B. Downs Blvd. lately, you’ve probably noticed considerably less trees. Construction has begun on the $41 million I-75 flyover and it is expected to take two years to complete. There will be road closures on both I-75 and Bruce B. Downs at times throughout the construction, so you’ll want to pay attention to the signs and avoid the area during those times.   Read the full article here.

Cross Creek Blvd Construction Nears Completion

Those of us that drive Cross Creek Blvd. everyday are starting to get excited. It looks like construction will be complete next week according to an article in the Tampa Tribune. The bad news is it looks like the final phase of widening from Cory Lake Isles to Morris Bridge Road won’t begin until 2009.

New Tampa Real Estate Report for February 2007

Overall the New Tampa real estate market was down 15.8% in February, compared to the same period last year. The encouraging news was that February sales were up 37% over January.

Below are community specific sales.  Tampa Palms sales are slightly skewed due to the number of condo conversions located within the community.  The average price for a single family home in Tampa Palms in Ferburary 2007 was $520,925.
