101 Ways to Market Your Home

A free account gives you ten chances to create your perfect flyer. You can create up to ten real estate flyers in your free account, though only five of them can be active at once. So before you get serious, play around a bit with a practice flyer. Here’s how to create your first flyer.
 
What you need:
-          information about your house
-          photos of your house
-          your Vflyer home page

Tip: Save your work as a draft as you complete each section to prevent losing your work. Unfortunately, Vflyer doesn’t auto-save. If you haven’t saved as draft as you go along, you may lose all your work when you try to add attributes or upload photos. If you are using the Mozilla Firefox browser, you can always recover your work by using your back button to go back to the last version of the page.
 
  1. Log in to your Vflyer account.
  2. On the upper right hand side of the page just below the blue header, you’ll find the Create a New Flyer Box. Click on the little down arrow to open the drop down menu and select the type of flyer you want to create.
  3. Click “create”.
  4. You are now on the “Edit Flyer” page. The Vflyer folks have made it simple for you to include all the most important information about your house with just a few mouse clicks. You can greatly improve the visibility of your flyer online by filling in as many of the fields as possible. (What to Include in Your Internet Home Listing)

  6. Describe your property in detail. This is where you can really sell your home. The more attractive and compelling your description is, the more potential buyers your flyer will attract. (Tips for writing a compelling description)
  7. Fill in the features and amenities for your home. Make sure that you include anything that’s unique or unusual, those amenities that buyers will love. If there’s an amenity that’s not listed – say granite floors throughout – you can add a field in the appropriate area by just clicking on “Add Attribute” in that area. Type your new attribute in the box that opens up, click on ADD, and it will appear in your attribute list, already checked off.
  8. Add your pricing information.

  10. Advanced contact information? You can add a photo and logo to your real estate flyer if you want. Generally, this is where your real estate agent would put his or her photo and the logo of his or her company. You can also add a professional logo if you belong to one of the associations that has one listed with Vflyer. Why add your own photo? The biggest reason is to make a personal connection with prospective buyers.
  11. Add in the location information for your property. You can also choose to add a map to your flyer.

  14. Upload more photos to really sell your home.
  15. If you’ve chosen to upgrade your free account to a Basic account (and for $9.95 a month, I really suggest it), you can add a video tour of your home to your flyer.
  16. In the settings, add an expiration date for your flyer. The default setting is 30 days, but you can change that so that your flyer expires sooner or later by entering a different date in the expiration date box.
  17. Click the preview button at the bottom to see your completed flyer.
  18. If you like what you see, save your flyer.
 
That’s it. If you have everything assembled in advance, you can have a professionally polished flyer ready to publish in as little as fifteen minutes.
