- Flooring (more important than ever as buyers look for greener homes)
- Parking (off street? Garage? Large driveway? Reserved parking spots?)

- Included appliances
- HVAC description
- Attractive features – hot tub, garden tub, swimming pool, fireplaces?
- Fenced backyard, patio, outdoor kitchen and other outdoor features
- Landscaping
If you’ve invested in greenscaping, or made environmentally positive upgrades to your home, be sure to add them to your features list. Green features are huge selling points, and getting bigger as the Florida legislature considers stricter building standards. The same goes for hurricane and flood protection measures. Most of the national listing sites don’t include specific features in their templates to note those things, but they are becoming significant selling points in the Florida market.

A bare listing of amenities is just a list of features. Use the description to turn those features into benefits. The description of your property is where you can really sell your home. It’s not just a big back yard – it’s an ideal space for relaxing and entertaining. Energy efficient skylights bring the sunshine in while keeping out the heat. Storm shutters and hurricane protection measures keep your home and family safe. Think in terms of the things that you love about your house, and then sell others on those features.
Photos
It’s a simple fact – ads without photos get passed by. At the very least, post one main photo of the exterior of your home. There’s no such thing as too many photos, though. Try to post at least one photo of each room and several outdoor shots from different angles.
