The statistics for the 2007 New Tampa real estate market cover single-family homes, villas, condos, and townhome sales for the 33647 zip code.

Of course, there are no surprises here; 2007 was a slow year, and the statistics confirm it. In 2007, just 866 homes were sold in New Tampa. That’s a decrease of 34.7% over 2006 figures. Individual sale prices were also down, from $340,908 for a New Tampa home in 2006, to $332,920 in 2007.

A one bedroom/one bathroom condo in Hunter’s Green achieved the lowest sale price for 2007, at $95,000. That’s a 10.8% reduction compared to the lowest 2006 sale price of $106,490.

Funnily enough, the highest sale price for 2007 was also in Hunter’s Green. The winner here is an estate of almost 8,000 square feet on Longwater Run Drive. This property sold for $1.625 million, a decline of 29.3% compared to the 2006 high.

New Tampa’s big news for 2007 was the beginning of construction on the Bruce B. Downs fly-over to I-75 South. When complete, New Tampa residents will be able to merge onto I-75 South more safely and efficiently. Let’s hope those morning rush-hour traffic snarls are soon nothing more than a memory!
