Despite what you hear in the news these days, home builders still have confidence in the long terms prospects for Tampa Bay real estate market. Pulte Homes broke ground today on their new Wesley Chapel community, Wiregrass. The community which runs along the east side of Bruce B. Downs Blvd, between State Road 56 and State Road 54, will eventually be home to close to 35,000 residents and be spread across 5,000 acres.

Pulte Homes came to our sales meeting last month and gave us a great overview of what they have planned for this community. Pulte’s DiVosta division is building the first set of homes in this new community. There will be a mix of single family homes, villas, and townhomes throughout the community. There is also going to be an active adult community, being developed by Del Webb, a Pulte division, which will include an 18-hole golf course.

Adjacent to the JC Penney that is already located at the corner of Bruce B. Downs Blvd. and SR 56, there is an additional 1,000,000 square feet of retail space planned. There are additional developers that are looking to build as much as 2,000,000 square feet of office space within the community too, although I don’t think any formals deals have been announced yet.
