New Tampa Real Estate Stats from 2002-2009

The charts below show New Tampa home sales from 2002 through 2009. The first chart tracks the average home price by community and the second chart shows the number of homes sold.
When reviewing the numbers it's important to keep in mind that each community has it's own unique make-up. For example, in Pebble Creek which is one of the older communities in New Tampa, many of the homes were built before 3,000+ square feet homes became popular.
Additionally if you look at Richmond Place, you'll notice the average price of a home dropped sharply in 2009 to $89,125. This was due to a large percentage of distressed condo sales in the Enclave complex. In fact out of the 43 sales in Richmond Place in 2009, 32 were condos (compared to 3 condo sales in 2008)…

Before we finish some of the historical data we've been working on, see Hillsborough 2002-2009, Pasco 2002-2009, and Wesley Chapel 2002-2009, here are some up-to-date statistics on the Tampa Bay real estate market.
This first chart below shows Hillsborough County sales data for the last two years, by city and quarter. You'll notice Lutz and Odessa on both the Hillsborough and Pasco county charts, for those not familiar with the area, these towns actually cross the county borders. The charts show just the sales for each town within that county.

Well everybody seems to love gossip, so of course the big news in the Tampa real estate market this week was the price new Tampa Bay Lightning owner Jeffrey Vinik paid for his two new homes in South Tampa's Palma Ceia area. As hockey fan, I care less about what he paid for his home and more about what he's going to do to bring a winning hockey team back to Tampa. Although it's still too early to tell, I think bringing in Steve Yzerman was great move and Yzerman seems to be headed in the right direction, see Off Season Report: Tampa Bay Lighting. Wesley Chapel Real Estate Statistics from 2002-2009

This is the third in a series of historical real estate prices in the Tampa Bay area. In this post we look at Wesley Chapel real estate prices over the last eight years, broken down by community. In the last issue, Pasco Real Estate Stats, we looked at homes prices by city in Pasco County.
Based on the numbers below, Seven Oaks is the top selling community in Wesley Chapel with the highest average sale price at $269,779, followed by Saddlebrook Resort, Country Walk, and Lexington Oaks.
This second chart below shows the number of homes sold in Wesley Chapel between 2002 and 2009.
