It was a relatively slow week for real estate news.  The big news was that existing home sales were down 27.7% in July, essentially confirming the home buyer tax credit that expired in April enticed would be buyers into the market.

So this always prompts the question, should a buy a home now, or wait for prices to go lower?  I think June Fletcher over at the WSJ answered this question perfectly...

New Tampa Real Estate Stats from 2002-2009

The charts below show New Tampa home sales from 2002 through 2009.  The first chart tracks the average home price by community and the second chart shows the number of homes sold.

When reviewing the numbers it's important to keep in mind that each community has it's own unique make-up. For example, in Pebble Creek which is one of the older communities in New Tampa, many of the homes were built before 3,000+ square feet homes became popular. 

Additionally if you look at Richmond Place, you'll notice the average price of a home dropped sharply in 2009 to $89,125.  This was due to a large percentage of distressed condo sales in the Enclave complex.  In fact out of the 43 sales in Richmond Place in 2009, 32 were condos (compared to 3 condo sales in 2008)…

Before we finish some of the historical data we've been working on, see Hillsborough 2002-2009, Pasco 2002-2009, and Wesley Chapel 2002-2009, here are some up-to-date statistics on the Tampa Bay real estate market. 

This first chart below shows Hillsborough County sales data for the last two years, by city and quarter.  You'll notice Lutz and Odessa on both the Hillsborough and Pasco county charts, for those not familiar with the area, these towns actually cross the county borders.  The charts show just the sales for each town within that county.

Steve Stamkos Tampa Bay LightningWell everybody seems to love gossip, so of course the big news in the Tampa real estate market this week was the price new Tampa Bay Lightning owner Jeffrey Vinik paid for his two new homes in South Tampa's Palma Ceia area.  See the Tampa Trib article here. As hockey fan, I care less about what he paid for his home and more about what he's going to do to bring a winning hockey team back to Tampa. Wesley Chapel Real Estate Statistics from 2002-2009

This is the third in a series of historical real estate prices in the Tampa Bay area.  In this post we look at Wesley Chapel real estate prices over the last eight years, broken down by community.  In the last issue, Pasco Real Estate Stats, we looked at homes prices by city in Pasco County.

Based on the numbers below, Seven Oaks is the top selling community in Wesley Chapel with the highest average sale price at $269,779, followed by Saddlebrook Resort, Country Walk, and Lexington Oaks.


This second chart below shows the number of homes sold in Wesley Chapel between 2002 and 2009.

So I got up this morning determined to whittle down my inbox and as always got a little sidetracked by clicking over to a comment someone posted on my facebook... I've been busy. I've neglected reading my facebook, so of course I sat leisurely sipping my coffee and reading posts - (like I didn't have anything else to do).

One of my clients posted this to her FB page and it totally made me laugh.  I thought I'd share for all the moms and dads out there that are in the middle of that toddler stage and looking around their home going "what the heck just happened here?"  I was reminded of what this was like twice this past week. Pasco County Real Estate Statistics from 2002-2009

This is the second in a series on Tampa Bay real estate statistics. In the first post we looked at sales statistics for Hillsborough County, today we examine sales stats for Pasco County including the towns of Land O' Lakes, Wesley Chapel, and Zephyrhills. This first graph shows the average sales price for homes in Pasco county from 2002 to 2009. As you can see homes in Land O' Lakes and Wesley Chapel sell above the Pasco County average, whereas in Zephyrhills homes are selling for less than the Pasco average. Tampa Real Estate Statistics 2002 - 2009

In today's market, the number one question we receive as real estate agents is "how's the real estate market?" Whether it be from a customer, friend, or family member; whether it's in an up market, or down market everyone always asks the same question... "how's the market"? We typically answer by saying "it depends where you live", which in turn envokes a conversation regarding home prices in different areas of Tampa Bay. After such a conversation, I always remark that I should take the time to publish more market information on our blog.

Tampa Bay Luxury Home Sales

A recent Wall Street Journal Article highlighted a rebound in luxury home sales in some markets through out the country including, San Francisco, Las Vegas, Miami, and Manhattan.  Although Tampa has our share of celebrity mansions, see Tampa's largest home,  our luxury real estate market has never been at the level of the cities mentioned in the WSJ article.  Still, I thought it would be a interesting to see how Tampa is performing relative to the rest of the country.
